This planning-approved residential development transforms a constrained brownfield site within the Whitehall Park Conservation Area into a high-quality residential-led scheme comprising 19 private apartments and a 135 sqm commercial unit within the restored locally listed Coach House.

Previously occupied by a former coach house, vehicle repair garage and temporary structures, the site presented a complex combination of heritage, planning and urban design challenges. The proposal carefully restores the historic coach house while introducing three contemporary residential buildings that respond to the surrounding Victorian townscape through scale, materiality and architectural rhythm.

Developed through extensive consultation with the London Borough of Islington, including two pre-application submissions and Design Review Panel engagement, the scheme balances heritage conservation with the delivery of much-needed new homes. The result is a contextual residential development that enhances the character of the conservation area while creating attractive homes, active commercial frontage and a coherent piece of contemporary architecture.

The site's heritage significance, surrounding townscape and planning context within the Whitehall Park Conservation Area were catalysts for the design. Careful analysis of local building proportions, brickwork, roof forms and architectural detailing informed a contextual design that respects the area's historic character while creating a confident contemporary identity. Restoring the locally listed Coach House became central to establishing a strong sense of place across the development.

The scheme was designed to deliver high-quality homes that enhance everyday living while supporting the wider neighbourhood. Alongside new apartments with private terraces and balconies, the retention of commercial space within the Coach House helps reinforce local activity and contributes to the vitality of Sunnyside Road. Ongoing dialogue with the client, local authority and design review panel ensured the proposal balanced community aspirations with commercial objectives.
