WHO WE ARE

We are an architecture, placemaking and design studio based in London and Wales, working nationwide. The name Walking Distance reflects our belief that good architecture starts with people.
Building relationships, understanding context, and staying closely connected to every project.

We are fascinated by the connection between buildings and the culture that inhabits them. We are passionate about working closely with people to create spaces that are practical, well-crafted and not only rooted in their context and community, but moulded by their daily use

WHAT WE DO

Our core areas of work are private homes, community spaces, housing regeneration and town centre placemaking. We work with community groups, developers and private clients to define site potential and design buildable, context-led buildings from feasibility to construction.

What we do is defined by creating meaningful social impact on local communities and their built environment.

Varun Nambiar (ARB, Director)

With over 15 years working and studying in London, Varun has a wealth of experience in housing and regeneration in suburban and urban environments. Having worked at office such as Karaksusevic Carson Architects, Claridge Architects and Jas Bhalla Works, Varun has built a in depth knowledge of what good design can bring to local communities.

Alongside running Walking Distance, Varun teaches in Unit 9 at Cardiff University Welsh School of Architecture third year, where students explore what it means to build in rural Welsh landscapes. Currently based in South-West Wales Varun has a strong connection to both the people and landscapes of Wales which strongly influences his work.

Massimo Sannino (ARB, Director)

With experience working across London on projects ranging from large-scale residential and co-living developments to private homes and community centres, Massimo brings a broad understanding of construction at multiple scales. Having worked at practices including Stanton Williams, HTA Design and Dress for the Weather, he has developed a strong focus on commercially driven design that helps clients make clear, confident decisions.

Alongside running Walking Distance, Massimo leads an architecture-focused drawing club that brings people together to better understand the built environment, fostering community through shared observation and art.
